Roughly 65,000 property owners may be required to buy flood insurance for the first time under a proposal released by the Federal Emergency Management Agency, according to a report by the Sun Sentinel. The new flood maps use new data on hurricanes, sea level, land elevation, and storm surge to greatly enlarge the size of existing flood zones, particularly in southern Broward County. The highest number of properties added to the flood zones are in Miramar, Fort Lauderdale, Pembroke Pines, and Pompano Beach.
To see if your property is currently in a flood zone or if your property is in the proposed new flood zones, you can visit the flood map website at https://www.broward.org/Environment/FloodZoneMaps/Pages/ProposedNewFloodMaps.aspx provided by Broward County. The website provides two maps: an overview of the proposed flood zones and a searchable map that you can use to enter your address. Mortgage lenders will require insurance in zones AO, AE, AH and VE.
The proposal is expected to set off a fight between the federal government and Broward cities, where homeowners are doubtful to be thrilled about paying more for their annual insurance bill. Pembroke Pines, where 6,905 properties would be added to flood zones, plans to challenge the new maps. A similar proposal was revised in 2013 in Palm Beach County after city and county governments banded together to challenge FEMA’s maps.
